How It Works

Step 1: Loan Qualification Letter

Fast, flexible financing designed for real estate investors — Borrowers must meet two basic requirements:

  • Primary homestead address
  • Minimum down payment of 20–30%

Provide investment property address if available. Once the above are verified, a loan qualification letter can be issued.

Step 2: Under Contract

Once a property is under contract and escrow is opened:

  • Borrower submits a standard loan application and supporting documents at least one week prior to closing
  • Proof of income and ID are required

Step 3: Loan Documentation

Loan details and documents are prepared and reviewed prior to closing by the company and lenders. Final loan documents are sent to the title company along with closing instruction.

Step 4: Funding

Once everything is finalized — signed documents, cleared conditions, and a record-ready title — loan funds are wired to the title company to complete the transaction.

After Closing

Monthly payments can be made via:

  • Cashier’s check or money order
